From first review to fully managed, in eight steps

Onboarding is where most management relationships succeed or fail. Ours is deliberately structured, so the property goes live properly rather than quickly.

Property qualification

You submit the property through our qualification form. We review the home, its current listings, licensing and insurance status, community rules and management requirements to confirm it fits how we operate.

Owner effort: about five minutes. Outcome: a clear yes, a not-yet with reasons, or a request for more information.

Property strategy call

Qualified owners are invited to schedule a call. We review current performance, revenue history, guest experience issues, operating pain points, your goals for the property and the standards we would hold it to.

This is also where we discuss what we would change first, and what we would not touch.

Management proposal and agreement

You receive a written management proposal covering scope, fees, onboarding investment, vendor expectations and authorization limits. When it is right for both sides, we sign a management agreement.

Full owner application

After the agreement, we collect the complete file: ownership and entity details, licensing, short-term rental insurance, community and HOA requirements, utility accounts, access details, existing reservations and property documentation.

Property inspection

We inspect the property on site and document condition, safety items, inventory, linens, furniture and equipment. You receive a readiness list separating what must be resolved before go-live from what can be phased.

Property setup and optimization

Listing content and photography direction, presentation and staging improvements, pricing strategy and calendar rules, cleaning and vendor assignment, supply baseline, guest communication templates and house rules — all configured before a single guest arrives.

Go live

Channels are activated, the calendar comes under management, existing reservations are transitioned, and guest communication moves to our team. You stop being the front desk.

Ongoing management and reporting

Active revenue management, guest communication, turnover and vendor coordination, review management, supply oversight, property care and a monthly owner statement — with an accessible management team when you need us.
